The largest data center market CBRE tracks, and one of the tightest. We search here for liquid-cooled and high-density space for GPU deployments from a single rack to 20 MW+.

Northern Virginia absorbed 467.6 MW in the first half of 2026, the most of any primary market. With 10.8 MW available, most new deployments here come from capacity still under construction, and most of that is preleased before it delivers. If your date is firm, weigh preleasing here against markets with more space ready now.

Very little ready today: 10.8 MW of 4,496.5 MW at mid-2026, per CBRE. Most options come from new builds, which are largely preleased, so starting early matters.
CBRE-reported asking rents for 10 MW+ requirements ran roughly $160 to $185 per kW per month in H1 2026. Smaller deployments price differently, so we get current quotes for your requirement.
Some can. Many existing halls were designed for air-cooled densities, so we confirm cooling, rack density and the energization date for each site before we introduce it.
Usually not. Dominion's wait for new large connections has reached about seven years, so existing colocation capacity is the faster route.
Yes, for qualifying operators, through June 30, 2035. A separate per-kWh tax on data center electricity applies through mid-2028.
