FOR NEOCLOUDS AND GPU CLOUDS

Colocation for neoclouds building at scale.

You have the GPUs, or the allocation for them. We have US space and power available now through direct operator partnerships, and we find the contiguous power, liquid-ready halls and terms to deploy, from your first racks to 20 MW+ in a single site.

WHAT NEOCLOUDS ASK US FOR

Space you can actually deploy into, on terms you can sign.

POWERContiguous MW in one siteWe search for single-site capacity first, and tell you early if a requirement would have to split across sites.
COOLINGLiquid-ready hallsDirect-to-chip cooling and densities over 100 kW per rack, confirmed hall by hall for GB300 and NVL72-class racks.
FITSpace for hardware you ownA lot of "available capacity" turns out to be compute rental. We confirm the space is for hardware you own and operate before you see it.
TIMINGPower dates you can plan onEnergization dates traced back to the utility and substation, with estimated and confirmed dates kept clearly apart.
TERMSNo surprises in diligenceDeposits, minimum terms, power pass-through and reservation lengths vary widely. We surface them up front. What to expect.
GROWTHRoom to rampPhased deliveries and expansion rights negotiated at the start, so your second phase isn't a new search.
WHERE CAPACITY IS COMING FROM

Beyond the big campuses.

Prime space in the primary markets is largely preleased before it's built. A growing share of near-term AI capacity comes from modular builds and converted energy sites, including former Bitcoin mining facilities, which can deliver faster than a traditional build.

    Spec

MW, rack density, cooling, ramp, markets, term and your go-live date.

  2. 02

    Shortlist

Campuses, modular and converted sites that match, each with a power date.

  3. 03

    Diligence and terms

Site checks, deposit, minimum term, power structure and expansion rights, side by side.

  4. 04

    Deploy

We stay involved through contract and move-in, and can scope networking and storage alongside the space.

HAVE SPARE CAPACITY?

Fill the racks you're not using.

If you've built out more space or power than you need right now, we can match it with AI teams looking for capacity. You decide who sees it, and nothing about your site is shared without your OK.

  • ✓Colocation space or cages you've leased but aren't using yet
  • ✓Spare power in halls you operate
  • ✓Sublease of contracted capacity, where your contract allows it
  • ✓Short-term capacity while your own load ramps up
NEOCLOUD FAQ

Questions neoclouds ask us.

Do you work with neoclouds that already have their GPUs or an NVIDIA allocation?

Yes. If your GPUs are ordered or allocated, we focus on the space, power, cooling and terms to run them.

How large can a single site go?

We search for anything from a few racks to 20 MW+ in one site. If a requirement can't fit in a single site, we tell you early and lay out the trade-offs of splitting it.

How do you tell colocation apart from GPU rental?

We ask each provider directly whether the space is for customer-owned hardware you operate yourself, or a compute rental on their GPUs. Only true colocation reaches your shortlist unless you ask for both.

Can you keep our name out of it?

Yes. We can take your requirement to operators anonymously and share details only under NDA, once you're ready.

Which markets do you search?

US markets only, including the primary hubs and emerging power markets. See capacity and vacancy by market.

REQUEST CAPACITY

Tell us what you need to deploy.

We'll come back the same business day. Details stay under NDA, and we can take your requirement to operators anonymously.

Have capacity to fill? List your capacity

Got it. Your requirement is in.

We'll reply the same business day. If you'd like an NDA in place first, say so in your reply and we'll send ours.

That didn't go through. Email contact@ldadvisors.ai and we'll pick it up from there.
