Asking rents for 10 MW+, H1 2026

Atlanta's pipeline is larger than Northern Virginia's, which makes it one of the better places to find capacity delivering over the next few years. The trade-off is price: asking rents for large requirements rose 14.5% in the first half of 2026.

Power, incentives and local rules

  • Georgia regulators approved about 9.9 GW of new Georgia Power generation for 2027 through 2031.
  • Georgia Power's pipeline of proposed large loads grew from 16 GW in 2023 to about 69 GW in December 2025, about 80% of it data centers.
  • Customers of 100 MW or more sign 15-year minimum contracts and pay transmission costs upfront.
  • Georgia's sales and use tax exemption on high-technology data center equipment runs through December 31, 2031. Bills to end it early did not pass in 2026.
  • Some local governments have paused new projects. DeKalb County extended a moratorium to September 30, 2026, and Rockdale County and Roswell adopted bans.
